WestRich Takes Shape: A New Chapter in Franklinton’s Transformation
Construction is steadily progressing at WestRich, the highly anticipated second phase of River & Rich in Columbus’s Franklinton neighborhood. Located at 509 West Rich Street, the $70 million mixed-income development will deliver 235 new residential units to the area. The project is led by CASTO in partnership with the Columbus Metropolitan Housing Authority (CMHA) and several private partners. WestRich includes a five-story building with 120 units and ground-floor retail, as well as a four-story structure with 114 units. Together, the finished project will offer residents modern amenities, structured and surface parking, and easy access to the broader River & Rich community via a private walkway and shared amenity deck.
Construction crews are currently installing brick on the south building and roofing materials on the north building, so exteriors will start to visually come together in the coming months. In about 3 to 4 months, the construction fence will be pushed back as the Rich Street power poles are removed and the streetscape is refreshed, returning walkability and vibrancy to the area. Oakwood Management is set to begin pre-leasing in January 2026, with hardhat tours anticipated in the spring.
What makes this development even more exciting is its location. WestRich sits in the heart of the Franklinton Arts and Innovation District, surrounded by creative energy and local character. Residents will be just steps away from community anchors like the Columbus Idea Foundry, Glass Axis, ROY G BIV Gallery, and Makers Social. There’s also a vibrant food and drink scene, including Land-Grant Brewing, BrewDog, Yellow Brick Pizza, and One Line Coffee. For nature lovers and active residents, the Scioto River waterfront and Greenways trail network are just outside the door, with parks like Dorrian Green, Dodge Park, and Genoa Park within walking distance.

With substantial completion just under a year away, the project is on track to become a cornerstone of this dynamic and evolving community.
