POSITION: Groundskeeper

REPORTS TO: Property Manager

BASIC FUNCTION: The Groundskeeper reports directly to the Property Manager. The Groundskeeper is primarily responsible for maintaining the property to look its very best at all times. They are to complete all work in a timely manner and with true quality. They are responsible for all trash removal and general cleanliness to the property manager’s approval. They are also responsible for ensuring that quality work is performed.

MAJOR DUTIES AND RESPONSIBILITIES:

DAILY:
1. Clock in and out (verify time worked daily, notify manager of overtime)
2. Check e-mail (when clocking in and when clocking out)
3. Empty trash cans in office, clubhouse, pool area, common area restrooms
4. Clean windows in office, clubhouse, common areas
5. Walk entire grounds (pick up trash, pool area, models, office)
6. Ensure entrances are free of clutter, trash, and swept/mopped
9. Water flowers (Spring and Summer)

10. Snow removal (as needed)

11. Empty pet waste stations

WEEKLY:

1. Maintains inventory of cleaning supplies
2. Stocks common area bathrooms
3. Sweeps entrance steps
4. Walks grounds and picks up trash
5. Pulls weeds (Spring and Summer)
6. Cleans pool
7. Cleans water fountain

BI-WEEKLY:
1. Walks stairwells and cleans as necessary
2. Wipes down handrails
3. Cleans stairwell glass

BI-ANNUALLY:
1. Cleaning stairwells
2. Deep cleaning the trash bins
