Maintenance Manager

Location: Sarasota, FL | Department: Commercial Property Management | Reports To: Facilities Director, Director of Property Management

MAJOR DUTIES AND RESPONSIBILITIES:

  1. Inspect the center for comfort, safety, cleanliness, and repairs daily. Identify and correct problem areas in a timely manner. Report any issues of concern.
  2. Participate in the creation of the Operations budget and monthly budget reforecasts.
  3. Manage the operation of custodial, security, pond maintenance and other outside contractors.
  4. Check and replace lamps and maintains all hardscape lighting.
  5. Maintain service yards of debris, stains, and weeds.  Monitor use of grease containers.
  6. Check proper appearance of storm water retention ponds.
  7. Prepare vacancy assessments.
  8. Ensure all vacant spaces are locked and maintained in “show-ready” condition for leasing.
  9. Set up and monitor promotional events, ensure compliance with all safety requirements.
  10. Always maintain a professional manner and appearance.
  11. Maintain good relations with tenants, vendors, co-workers, and patrons.
  12. All other duties as assigned.
  13. This position requires being on call to provide maintenance services during nights and weekends as required.

SKILLS/REQUIREMENTS:

  1. Proven basic knowledge in plumbing, electrical, drywall patching, painting, cold patching parking lots, roof leak assessments, ceiling tile changes, paver repairs, light bulb replacements, and pressure washing.
  2. 3+ years’ experience in similar role preferred.
  3. Valid Driver’s license and personal transportation to travel between multiple properties daily. Auto allowance provided.
  4. Ability to complete inspections forms, roof leak resolution memos, and communicate well with tenants and vendors.
  5. Ability to use general office equipment and computerized documentation system/email for requests receipt and response.
  6. Knowledge of and strict adherence to using personal protection equipment (safety gear) when and where required (i. e. safety goggles, steel tip safety boots, ear protection, dust mask, etc. for self and supervised staff)
